Frequently
Asked Questions:
Can I cancel my listing
at any time?
The answer is no. The listing contract is between you and the brokerage
(company) and creates a legal and binding obligation on both parties.
If you have concerns or problems, discuss them with you REALTOR or
the broker.
When my listing expires,
how long do I have to wait until I can sell my home?
You can sell at any time after the listing expires, but bear in mind
that you may still have to pay commission. Check with you REALTOR
to clarify any holdover clauses in your contract.
What is the commission
rate?
Commission rates are negotiated at the time the listing contract is
signed.
If I receive an offer
I don't like, do I have to counter it?
No you don't. You have the choice of accepting, rejecting, or making
a counter offer.
Do I have to use a lawyer?
Using a lawyer is recommended, but the final decision is up to you.
Why should I use a REALTOR?
A Realtor® can help you in a great many ways to not only get a
better price for your home, but also make the whole process easier.
Realtor®
vs. Selling Your Own Home
Maximized exposure
The key to selling quickly and getting top dollar is exposure. The
more people who see your home, the sooner you will find a willing
buyer. How do you get the most exposure? If you sell the home yourself,
you will get some exposure by putting up a sign, running some ads,
and telling you friends. On the other hand, if you work with a REALTOR
you will get instant and mass exposure to a large number of prospective
home buyers.
A REALTOR has access to
the Multiple Listing Service® (MLS®). This service,
a computerized system operated by the local real estate board, compiles
information about listed properties in the area and makes it accessible
to member companies:
As a result, when a REALTOR lists your home, REALTORS from other companies
learn about your home and try to match it with buyers with whom they
are working. These buyers may include people from out-of-town who
are trying to relocate to your area.
